Intrepid Equity starts 1M sf spec warehouse project in Forney

DFW suburb is home to logistics sites for Amazon, Goodyear and Walmart

The warehouse boom in North Texas continues with a million square feet of space coming to the eastern Dallas suburb of Forney. 

Platform 80-20 is constructing two buildings on County Road 212. One building will be 430,000 square feet; the second will be 512,000 square feet. The tract spans about 40 acres. 

Each building is expected to cost upwards of $17 million, according to state filings for the project. The designer is Dallas-based firm Pross Design Group. The filings note both projects should be completed in early 2024. 

Platform 80-20 is controlled by Austin-based developer Intrepid Equity Investments. Intrepid focuses on suburban growth markets, like Forney.

When it requested approval for the zoning changes necessary to build the project, Intrepid said it believes the new complex would increase job migration and creation in Forney. 

Forney, which is about 25 miles from downtown Dallas, has quickly become an industrial hub. The town is already home to logistics facilities for Amazon, Goodyear and Walmart. Last January, the 904,000-square-foot Forney Logistics Center was delivered. In June, it sold to Knight-Swift, the fifth-largest publicly traded trucking company. That logistics center is also located on County Road 212. 

Forney has a population of nearly 30,000. Between 2020 and 2023, the town added 6,000 people, a growth of almost 26 percent, according to data from the Texas Demographic Center. 

Intrepid was founded by managing director Justin Day in 2010. The firm, which has offices in Austin and Dallas, develops commercial, multifamily, industrial and residential properties primarily in the Austin area. Intrepid’s portfolio includes 5521 Springdale, a multifamily project with 250 apartment homes, and Estates at Liberty Hill, a community of manufactured homes that Intrepid redeveloped in northwest Austin.
