Lease roundup: Shoma, Related, Turnberry nab tenants

Lott & Fischer, others | Coral Gables 

Three law firms leased in Coral Gables

Lott & Fischer renewed its 11,300-square-foot lease at 255 Aragon Avenue, according to the broker’s news release. Milberg, Coleman, Bryson, Phillips, Grossman took 6,900 square feet at 201 Sevilla Avenue; and Maderal, Byrne & Furst took 5,200 square feet at Ponce Circle Tower at 2800 Ponce de Leon Boulevard. 

An entity led by Raimundo Lopez-Lima Levi and MItchell Kaplan owns the building where Lott leases. Shoma Group, led by Masoud and Stephanie Shojaee, owns the building where Millberg Coleman leases, records show. TA Realty owns the Ponce Circle Tower. 

Donna Abood and Joe Abood led the Avison Young team that worked on the deals. They represented Lott & Fischer, Shoma Group and TA Realty. 

Engineering Express, Hollywood.com, more | Boca Raton Innovation Campus 

Boca Raton Innovation Campus scored four new tenants and two lease renewals, one with an expansion. 

Engineering Express, entertainment firm Hollywood.com, GPS tracking system manufacturer LandAirSea and Mode Architects signed new leases, according to a news release from property co-owner CP Group. Medical billing service provider edgeMED and investment firm Orchid Bay Financial Holdings renewed their leases, with edgeMED also taking a new suite. 

The new tenants will move in early this year. A CP Group spokesperson didn’t provide details about each tenant’s lease size. 

Jeff Kelly of CBRE represented the landlord. Will Morrison of CBRE represented Hollywood.com. Anthony Villagi of Posh Realty represented LandAirSea, and Jason Stagman of Stagman Commercial Realty represented edgeMED. 

Boca Raton-based CP Group co-owns the 1.7 million-square-foot Boca Raton Innovation Center with Miami-based Rialto Capital Management. In 2021, New York-based DRA Advisors bought a stake in the property. 

BRiC is undergoing a $100 million capital improvement, according to the release. CP Group also has zoning approval to develop roughly 1,250 residential units; 125,000 square feet of retail, restaurants, grocery stores, and entertainment; a 150-key hotel; a 4,000-seat live concert venue; a day care and an after school child care; and garages at BRiC. 

Key Point Academy | Omni 

Private educational institution Key Point Academy will move its Brickell campus to Miami’s Omni neighborhood. 

The school leased 62,300 square feet at the 1501 Omni Building at 1501 Biscayne Boulevard, according to the broker’s news release. 

Jonathan Carter represented the landlord. Pablo Camposano represented the tenant. Both are with Colliers. 

Key Point will move from 609 Brickell Avenue in Miami. The school is on a portion of the First Miami Presbyterian Church lot. 13th Floor Investments and Key International want to develop an 80-story condo on the part of the site that is now home to Key Point. 

An affiliate of Genting Group owns the 1501 Omni Building. The Omni neighborhood has been rechristened the Arts & Entertainment District

Albireo Energy | Fort Lauderdale 

A building controls and energy service provider leased in Fort Lauderdale

Albireo Energy, a subsidiary of Albireo Holdings, took 7,200 square feet at Prospect Park II at  3438-3453 Northwest 53rd Street, according to a news release from the landlord’s broker. 

Keith Graves and Jonathan Thiel of Berger Commercial Realty/Corfac International represented the landlord. Peter Sheridan of JLL represented the tenant. 

An entity tied to Adler Real Estate Partners owns Prospect Park II, which consists of eight buildings totaling 81,900 square feet, according to the release.

Silver Mirror Facial Bar | Coral Gables 

Silver Mirror Facial Bar opened at The Plaza Coral Gables. 

The skin care spa is on the second floor at 2955 Ponce de Leon Boulevard in Coral Gables, marking the company’s second South Florida outpost, according to the tenant’s news release. The studio has 10 treatment stations and a private room. 

Silver Mirror’s other South Florida outpost is at 712 Southwest First Court in Miami’s Brickell. The business was co-founded by Matt Maroone, a South Florida native. 

Agave Holdings, the real estate arm of tequila brand Jose Cuervo’s Beckmann family, developed The Plaza Coral Gables. The 7-acre complex spans 2.3 million square feet on the southeast corner of Ponce de Leon Boulevard and Sevilla Avenue. It includes a 242-key hotel, two office buildings, 174 apartments and over 160,000 square feet of retail.

Mister O1 Extraordinary Pizza | Miramar 

Mister O1 Extraordinary Pizza will open in Miramar. 

The pizzeria leased 2,300 square feet at the Manor at Miramar mixed-use development at 1 Main Street, according to a news release from the tenant’s broker. The Mister O1 space requires a full build-out and is expected to open this year. 

Michelle Gonzalez of Floridian First Realty represented the tenant, and Jonathan Rosen of JLL represented the landlord. 

The Pérez family’s Related Group developed the Manor at Miramar with 393 apartments and 28,000 square feet of retail and restaurants. Records show Boston-based Rockpoint also owns the property. 

Call Me Gaby | Aventura Mall 

Restaurant Call Me Gaby will open at Aventura Mall in February, marking the eatery’s second outpost, according to the tenant’s news release. 

The restaurant’s other outpost is at 22 Washington Avenue in Miami Beach. 

Turnberry Associates, led by Jackie Soffer, and Simon Property Group, led by David Simon, own Aventura Mall at 19501 Biscayne Boulevard in Aventura

A spokesperson for the tenant didn’t immediately return an inquiry about the amount of space that Call Me Gaby leased. 

AerSale Corporation | Doral 

Aviation company AerSale Corporation will move from Coral Gables to Doral. 

The firm leased 35,700 square feet at Doral Costa at 9850 Northwest 41st Street, according to the tenant’s broker. AerSale will open the Doral office in September. 

Thad Adams and Rafael del Rosal were part of The Allen Morris Company team that represented the tenant. Kevin Gonzalez and Tom Farmer were part of the Colliers team that represented the landlord.

Records show Triarch Capital Group and The Apollo Companies own the Doral building. 

Pasta | Wynwood 

Peruvian restaurant Pasta will open in Wynwood. 

Pasta, owned by Juan Manuel Umbert and Janice Buraschi, leased 2,400 square feet at 124 Northwest 28th Street in Miami, according to the tenant’s news release. The restaurant is expected to open in March.
