Luxury residential listings dropped 12% last year, but prices were higher
High-end home sales have dropped in Texas over the past year, but Dallas-Fort Worth still leads the pack in luxury sales among metros in the Lone Star State, and prices are going up.
Between Nov. 2022 and Oct. 2023, 4,390 million-dollar homes were sold in DFW, according to a report from Texas Realtors. That’s a drop of 12 percent since 2022.
The average price of luxury homes rose 10 percent in that same time period. For homes priced at more than $1 million, the average price was $405 per square foot in DFW in October 2023, compared to $368 per square foot at the end of 2022.
Here is a look at the year’s most-expensive residential listings in Dallas:
$60 million
Crespi Estate, 5619 Walnut Hill Lane
Considered North Texas’ most expensive home, the Crespi Estate was built in 1938. It was designed by Swiss architect Maurice Fatio and was once owned by former Texas Rangers and Dallas Stars owner Tom Hicks. The property has been owned since 2019 by the Charlee Lochridge Cox Dynasty Trust, founded by the Edwin L. Cox family.
The 27,000-square-foot home sits on nearly 16 acres in Preston Hollow. The price comes to $2,222 per square foot. In addition to the main house, the property includes a 3,000-square-foot guest house and a nearly 5,000-square-foot recreational complex.

6825 Golf Drive
The Spanish Revival-inspired home in one of Dallas’ most-coveted neighborhoods was listed for $19.95 million. Christopher Bancroft, whose family is the former owner of Dow Jones & Company, purchased the home in August, according to appraisal district records. It was previously owned by Matthew and Kelly Valentine.
The home is located in park land along Turtle Creek. It has six bedrooms, six full bathrooms and four half-bathrooms, according to the listing. The price of the 14,600-square-foot home comes to about $1,362 per square foot.
The property was listed by Sylvia Scott of Briggs Freeman Sotheby’s International Realty.

3808 Potomac Avenue
This modern mansion in Dallas’ Highland Park neighborhood hit the market with an intimate soiree hosted by owner Dario Fedrows, Paper City reported in November.
The nearly 11,000-square-foot mansion was the first home in Texas built by real estate wellness company Delos. The home features a basement salon spa, a hybrid water purification system and Rockwool insulation for fireproofing. The price is about $1,632 per square foot.

This Frank Welch-designed home in Volk Estates sits on 1.5 acres and hit the market for about $1,659 per square foot.
The owner is a living trust for Bill and Leslie Cornog.

This University Park home – also in Volk Estates – is on the market for about $1,179 per square foot.
It was renovated in 2012 by architecture firm Spitzmiller & Norris. The firm also designed the 4,200-acre Blackberry Farm resort near the Great Smoky Mountains National Park in Tennessee.
The 14,000-square-foot home, owned by Brent Jorgeson, sits on nearly an acre. It has six bedrooms and 10 bathrooms. The grounds include rose gardens, oak trees and a nine-hole putting green.

This house was built in 1992 and sits on 2.3 acres in Old Preston Hollow. It was listed for about $1,296 per square foot and was purchased by the Reese Family Trust in May.
The home was updated for New York City’s Kips Bay Boys & Girls Club’s annual Kips Bay Decorator Show House event, D Magazine reported. For the event, the organization invited 24 interior designers to renovate a space in the home. It was then opened to the public to tour as a fundraiser. The home was also featured in Architectural Digest.

This new build from Alford Homes hit the market in February for about $1,419 per square foot. The Old Preston Hollow home has six bedrooms, nine bathrooms and spans 10,600 square feet.

This two-story penthouse is on the 28th floor of the HALL Arts Residences.
