Lease roundup: Soulfly Chicken opens at MIA Market in Miami Design District, new Oakland Park project scores five tenants

Soulfly Chicken | Miami Design District 

Chef Troy Tingling opened his second Soulfly Chicken in Miami. 

The restaurant leased at the MIA Market food hall at 140 Northeast 39th Street, according to a Soulfly news release. 

The opening marks the second brick-and-mortar outpost for Soulfly, a homegrown concept that Tingling started as a food truck in 2021. 

Records show Craig Robins’ Dacra owns the building where MIA Market is based. 

Pure Barre, Pause Studio, Monkee’s, More | Oakland Park 

Five tenants leased at the new Oaklyn multifamily and retail project in Oakland Park. 

Fitness center Pure Barre will open in 2,100 square feet in January; clothing, accessories and shoes boutique Monkee’s of Fort Lauderdale will open in 1,700 square feet in the spring; and wellness center Pause Studio, which offers holistic practices to boost immunity, physical and mental health, will open in 3,100 square feet in the summer, according to the landlord’s news release. 

Also, a restaurant and a motorcycle-themed coffeehouse leased at Oaklyn. La Birra Bar (Burgers) took 2,500 square feet; and Imperial Moto Café took 1,500 square feet, according to a separate release from the landlord. 

Oaklyn, at 3333 North Federal Highway, was completed in September, the developer’s spokesperson said. 

Oakland Park-based Newrock Partners and Brickbox Enterprises developed the project with 274 apartments and 19,000 square feet of retail, according to the release. The pair scored a $67.5 million construction loan for Oaklyn last year. 

Newrock is led by principals Dan Deitchman, Koby Assaraf and Joshua Deitchman. Brickbox is based in Fort Lauderdale, according to the company’s LinkedIn. 

Ameriworld Fulfillment | Miami-Dade County 

A fulfillment company leased a warehouse and office space near Miami International Airport

Ameriworld Fulfillment, which packs and ships orders on behalf of e-commerce companies, took 124,000 square feet at 3325 Northwest 70th Avenue, according to a news release from the tenant’s broker. The company has been a tenant at the building for the past 12 years. 

The new 10-year lease is valued at $25.2 million, the release says. 

Mike Waite of Easton & Associates represented Ameriworld. 

San Francisco-based Prologis owns the property. 

Kendra Scott | Pembroke Pines 

Jewelry and fragrance retailer Kendra Scott will open its first store in Pembroke Pines

Kendra Scott leased over 2,100 square feet at 406 Southwest 145th Terrace in the Shops at Pembroke Gardens, according to the tenant’s news release. The store will open on Jan. 5, marking Kendra Scott’s 12th outpost in Florida. 

Federal Realty Investment Trust owns the Shops at Pembroke Gardens retail plaza. Records show the Rockville, Maryland-based real estate investment trust paid $180.5 million for the property last year. 

Starbucks | Miami Worldcenter 

Starbucks will open at Miami Worldcenter next year. 

The Seattle-based coffeehouse leased more than 2,800 square feet on the ground floor of the Jewel Box retail building at 150 Northeast Eighth Street in downtown Miami, according to a Miami Worldcenter news release. 

The Jewel Box is an 80,000-square-foot glass-encased retail building that is part of the 27-acre Miami Worldcenter. 

Miami Worldcenter Associates, led by managing partners Art Falcone and Nitin Motwani, in partnership with CIM Group, are developing the $6 billion mixed-use Miami Worldcenter in phases across 10 blocks. Completed portions include the 60-story Paramount Miami Worldcenter condo tower, the Caoba and Bezel apartment towers, and the Jewel Box. 
Among the towers under construction are Lalezarian Properties’ 52-story, 550-apartment Miami World Tower 1, and Related Group and Merrimac Ventures’ 33-story, 450-unit The Crosby condo. Lalezarian also plans three apartment towers with over 2,000 units, combined.
