Owner decides to sell 112-acre Lupin Lodge due to declining health

Lupin Lodge, a renowned nudist South Bay nudist resort in the Lost Gatos hills, has hit the market for $32.8 million, CBS News reported.
Its owner and operator, Lori Kay Stout, put the 112-acre property at 20600 Aldercroft Heights Road, Los Gatos, on the market due to declining health after having run the business for decades.
Joe N. Pollifrone of Christie’s International Real Estate Sereno has the listing.
“It’s the oldest business in the Los Gatos Chamber of Commerce. And it’s also the oldest nudist facility west of the Mississippi,” Stout told the outlet. “And I’m the one that’s saying ‘OK, it’s time for me to pass the baton.’ Hopefully, there’s other naturists to pass it to. But it was a very hard decision to do. But I need to take care of myself, my health, and my family.”
The resort encompasses 12 acres, including a restaurant, tennis and volleyball courts, a hot tub, sauna, and a pool, has garnered interest from various parties.
The fate of Lupin Lodge remains uncertain, with speculation about whether it will be transformed into housing, office space, or remain as it is.
Despite concerns among resort guests that a potential developer might erase its unique character, Stout has made it clear that she won’t impose restrictions on the future owner.
The resort has hosted national nudist conferences and has created a close-knit community where individuals can embrace themselves without fear of judgment.
It’s not the only nudist colony to go up for sale in recent years.
In 2021, A sprawling Hudson Valley compound that had been home to a nudist colony hit the market for $19.95 million, according to the Wall Street Journal.
If sold at that price, the 164-acre lakeside property at 201 Swartekill Road in Esopus would shatter the Ulster County record. The existing mark stands at a puny $3.25 million in a county where the median sales price hovers at around $325,000, according to the report.
For buyers who believe size matters,“Auchmoody,” as the property is known, includes a 7,000-square-foot main house, equipped with a deck that extends over a 25-acre private lake. The home has five bedrooms and many oversized windows facing the water.
